“Is an EICR legally required?”



Many people hear “you must have an EICR every X years.” In reality, the law doesn’t set a single universal interval for all commercial properties. Instead, dutyholders must ensure electrical systems are safe, and periodic inspection/testing is a key way to evidence that. 



What standards and guidance say in practice



Industry guidance based on BS 7671 commonly recommends around 5 years for many commercial premises, with more frequent inspections in higher-risk or harsher environments. 



What affects how often you should test?



  • Type of premises (office vs workshop vs industrial)

  • Environmental factors (heat, moisture, vibration, dust)

  • Amount of change (refits, new equipment, tenancy change)

  • Previous report outcome (C1/C2 issues, or deterioration trends)




What an EICR gives you (beyond compliance)



  • A clear safety status for the installation

  • A prioritised list of remedial work (if needed)
